Land Manager
Linkcity - Southwark
We are looking for an experienced Land Manager to join our team, based in our London office, with potential to progress to Senior Land Manager or Land Director.
The primary focus of the role will be sourcing and securing new development opportunities in London and the South East in line with Linkcity’s development strategy and business model. The successful candidate will need to embrace the Linkcity strategy, identify suitable markets, source potential sites and engage with all relevant and identified parties to secure new schemes.
The candidate will have to:
- Use their own knowledge and network to assess and secure new land opportunities
- Identify leads through agents, vendors and land owners to source opportunities with both private and public sectors
- Put together feasibility studies whilst working alongside technical and design teams.
- Manage the preparation of land offers, bids and formal tenders through structured procurement processes where appropriate
- Engineer deals with partners (developers, investors, land owners, local authorities…)
- Work with planning departments and planning advisors to assess and unlock development capacity
- Run development appraisals to assess various development options, check the viability criteria and assess the residual land value
- Negotiate with vendors / landowners to agree terms and secure exclusivity
- Structure commercial deals and negotiate detailed legal terms for transactions including inter alia land options, joint venture agreements, development agreements, development management agreements.
- Work with the development team to prepare schemes for planning submission and negotiate a detailed planning consent.
- Liaise with clients and ensure continuity in the relationship
About You
The role requires someone with:
- in depth experience in mixed-use, residential development and land acquisition.
- Clear understanding and experience of the land market in Linkcity’s target locations
- A extensive and robust network of personal contacts to support the building of our pipeline, along with the capacity to develop this more widely.
- Integrity and a partnership ethos, which will allow you to work with a diverse range of stakeholders to ensure that successful partnerships and excellent relationships are maintained all the way through the project.
- Good negotiations skills and a strong understanding of the legal process (development agreements, land options, joint ventures, sale and purchase agreements, planning documentation).
- The capacity and desire to see projects through from initial deal to contractual close and start on site.
- The ability to act as part of a diverse, multi-disciplinary team with a variety of skills and experience.
- A passion for development and delivering great places.
- RICS qualification or similar
